Trade Counter units available at Ashby

The CWC Group have seen unprecedented success with the site at Ivanhoe Business Park, Ashby-de-la-Zouch over the last few years.  Having developed out office, industrial, warehouse and a day nursery on site, we are now pressing on with speculatively developing seven smaller trade counter or industrial/distribution buildings to add to the vitality of the park.

With the units flying up and ready for occupation at the end of 2016, the unprecedented demand for this type of space in Ashby has already been shown as three of the seven units have been sold or let already, one to local company Quintus for their own occupation for distribution purposes with ther other two deals completed to household name trad counter operators, Screwfix and Toolstation.

The units under construction individually will extend to 450 sqm (4845 sq ft) however with the four units remaining, adjoining space can be provided in a single building of up to 1,800 sqm (19,375 sqft).

Development Director at CWC Group, James Richards commented:

“Our agents on the scheme, Tim Gilbertson of FHP and Phil Randle of Salloway have already brought us three new occupiers for this exciting addition to Ivanhoe, and we are close to agreeing at least one further deal over the coming days.

We always anticipated that this scheme would be very well received locally given the complete lack of supply of trade counter/industrial/warehouse units in this size range and our anticipation has proved correct so far, given the amount of demand and success we have already achieved.

The units are really filling a hole in the market and appealing to both locally based family companies and national chains too.”

“We were always convinced that this scheme would work well but to have three deals done so quickly is exceptional.  Given the latent demand in the area from local and national companies who want to take advantage of Ivanhoe’s superb location on the edge of Ashby and perhaps more pertinently within minutes of the A/M42, we can only think that as this scheme progresses, more deals will be agreed.  Our confidence is such that we aim to have all units sold or let before the buildings are actually complete.  This would be a remarkable achievement if we can pull it off but at the moment, indications of success are certainly positive.

It goes without saying that any companies potentially interested in taking one of the remaining units should move swiftly and come and coin established national occupiers such as Screwfix and Toolstation.”
